From 1st October 2008 all residential properties marketed for sale or to-let need to display an energy performance certificate (EPC) to potential buyers / tenants. Failure to comply could result in a £200 fine.

When selling a residential property the Vendor must supply a valid Energy Performance Certificate (EPC) within 28 days of marketing their property for sale. 

Energy Performance Certificates (EPCs) can only be produced by a qualified Domestic Energy Assessor. An EPC graph (see image below) gives purchasers an insight into how energy efficient a property is, and if certain measures are taken, how the property's efficiency could be improved. A second graph displays the property's current and potential environmental (CO2) impact rating.

An Estate Agent must display the EPC graph on their property particulars and within online property details on portals such as Rightmove and Prime Location.
